BUYING A HOME
Briefly the stages are:-
- Obtaining a local authority search and other searches. The search relates only to the property being purchased and any adjoining land with the house. The local authority search will be with the Home Information Pack supplied by the Seller's Conveyancers, if a pack has to be supplied.
- You apply for your mortgage (if necessary).
- We receive the draft Contract from the Seller's Conveyancers, check through the documentation and raise enquiries.
- The Surveyor for the Mortgage Company will undertake a valuation; you can also arrange your own survey or a home/flat buyer report.
- We receive your mortgage offer from your Bank or Building Society.
- We report to you on your purchase with the approved Contract for signature.
- If you are happy to proceed and have signed the Contract, we can arrange exchange of Contracts with the date for completion of the transaction being agreed between the parties. At that point you will have to pay to the Seller's Conveyancers a deposit being 10% of the purchase price or such lower deposit as may be agreed with the Seller. Once Contracts have been exchanged, the purchase is legally binding.
- We deal with certain legal steps leading to completion including your signature of certain documents.
- We obtain the mortgage monies from the Bank or Building Society and any monies due from you.
- Completion takes place and you receive the keys.
- We pay any stamp duty and register your title with H M Land Registry.
